What the water is like here
Hard water is the usual complaint in Sedona — scale on the fixtures, clouding on the shower glass, spots on everything that comes out of the dishwasher. On red rock property with a lot of glass and stone in the bathrooms, that shows up faster and bothers people more.
The other Sedona-specific factor is occupancy. A large share of houses here are second homes or short-term rentals that sit empty for weeks at a time, and an empty house treats its plumbing differently than a lived-in one does.

What an empty house does to plumbing
- Water sits. Weeks of standing water in the lines is worth flushing properly before anyone drinks it.
- Traps dry out. A guest bath nobody uses loses its trap seal to evaporation, and then sewer gas comes up. Pouring a cup of water down each unused drain once a month solves it.
- A leak runs unobserved. The single biggest risk in a vacant house. A slab leak in an occupied home gets noticed in days; in an empty one it can run for a month.
- The water heater idles hot. Holding temperature for nobody, on hard water, accumulating scale the entire time.
Worth doing before you leave
Shut the main off if the house will be empty for more than a couple of weeks. It is the cheapest insurance there is, and it turns a potential slab leak into a non-event. If the property is a rental and the main has to stay on, run the meter test on each turnover — fifteen minutes with everything off tells you whether anything is running.

I only use the house a few weeks a year. What should I do about the water?
Shut the main off when you leave, and flush the lines thoroughly when you return.
Also pour a cup of water down every unused drain monthly if anyone is checking the house, to keep the traps sealed. And run the fifteen-minute meter test on arrival — it catches a leak that has been running while you were away.
Why does my shower glass cloud so fast in Sedona?
Hard water. The minerals deposit as the water evaporates and etch the glass over time.

Not a licensed contractor
Work is performed under the Arizona handyman exemption, A.R.S. § 32-1121(A)(14): any single project is limited to less than $1,000 including labor and materials, and excludes work requiring a building permit and all natural gas and propane work.
