What the water is like here

Out here it is wells, effectively without exception. No municipal line, no annual report, no utility to call — and no legal limit on what the water contains.

It also tends to be older infrastructure. Pressure tanks that have been in place a long time, pump controls nobody has looked at in a decade, and treatment equipment installed by a previous owner that may or may not still be doing anything. A surprising number of the systems we look at out here are running with media that stopped working years ago.

Local detail

One trip, done properly

Kirkland is a long way from anywhere, and so is Peeples Valley. That shapes how the work gets done: diagnosis is thorough on the first visit, because a return trip for something that could have been checked while the truck was already there is a waste of a morning for both of us.

If you have more than one thing that needs attention, say so when you call. It is far better to do three jobs in one visit than to schedule three visits.

Dirt roads are normal

There is no trip fee anywhere in Yavapai County and no surcharge for unpaved access. Williamson Valley, out toward Wilhoit, up past Yarnell — all the same published prices.

Empty houses

A number of properties out here sit unoccupied for stretches. Water that has been standing in the pipes for weeks is worth flushing thoroughly before drinking, and a well that has been idle is worth a bacteria test before the house fills up again.

Do you really come out to Peeples Valley with no trip fee?

Yes. No trip fee anywhere in Yavapai County, paved or not.

Kirkland, Skull Valley, Williamson Valley, Wilhoit, Peeples Valley, Yarnell — same published prices as in town.

My treatment system was here when I bought the place. Is it working?

Often not, and it is worth finding out before you spend anything else.

Media has a service life. A softener with exhausted resin or a filter whose cartridge was last changed by a previous owner is furniture. A before-and-after check across the system answers it quickly.

The house has been empty for months. What should I do first?

Flush the lines thoroughly, then test the well for bacteria before anyone drinks from it.

Standing water in pipes and an idle well are both reasonable reasons for a cautious restart. It is a cheap test and it settles the question.

Not a licensed contractor

Work is performed under the Arizona handyman exemption, A.R.S. § 32-1121(A)(14): any single project is limited to less than $1,000 including labor and materials, and excludes work requiring a building permit and all natural gas and propane work.
